Energy Rating

An increasing influence on residential property is the energy rating
which is attached to individual properties.


Background
The background to this development is the growing national and international concern with regard to the global environment, including global warning and mans effect and the undisputed change which we are now experiencing. Domestic properties now account for 27% of carbon emissions within the U.K as identified in the Department of Communities and Local Governments Review of sustainability of existing building report. Furthermore the government, through various international protocols have now been obliged to start benchmarking residential properties.
 
Implications
The buyers of residential of property will always be influenced by a multitude of different factors. These are often fundamental, including the number of bedrooms, size of the garden, architectural design and, of course, location. Increasingly what we are seeing is during the negotiation process the costs of renovations, the acknowledgment of listed building, the difficulty with regards to development in conservation areas, are having an increasing effect on properties.
 
It is our belief that the energy rating will be another of those secondary factors which will be used in negotiations to reduce price and to separate out the prime properties from the properties which require more thought and commitment by purchasers.
 
Opportunities
At Naylors Estate Agents we have an Energy Assessment department that is able to undertake preliminary assessments of properties in order that pre-emptive work can be done to improve ratings. We believe it is good advice to carry an audit of your property before marketing. It would be the same in terms of the potential of a building plot in the garden or scope for extension.
 
The cost of an energy review is by negotiation.

Implementation
By way of summary the energy performance assessment process is that of a visit to the property, taking up to approximately one hour. Various sets of data are collected, some of which are physically observed by the energy assessor and others are discussed, such as the age of boiler, any insulation or improvements.
 
After that the data is put through a computer program which will give an assessment including the current rating as well as any recommendations as to what can be done to improve the rating and the approximate value of those assessments. This will allow us to predict the likely costs of the improvements. We believe this is an opportunity to minimise the running cost of your property as well as reduce the effect of carbon omissions on the environment.
