Our agency work includes advising on the strategy for the sale of all property. Invariably all properties are unique and advice has to be tailored into certain markets. Our experience of market conditions and the outcome of marketing similar property are invaluable in allowing us to advise where, at what price and the nature of the media to use. Over the years we have sold farms and land, residential properties of all kinds from new build and modern property to cottages and country manors. Our commercial experience includes that of development sites and land with potential which has been maximized through the planning process. It is our experience that a specific strategy of high calibre marketing is required for the majority of properties. We do also look at discreet marketing proposals and private placing and are able to conduct off market deals.Our agency skills principally orientate around marketing and negotiation. It is our job to work for the client and maximise the sales proceeds. We don’t receive commission form financial services.
Management
Management work includes that of residential and rural estate management with a full range of services offered. We can conduct a full management service including the collection of rents and accounting to the principals and Inland Revenue. Supervision of repairs as well as advice on the strategy plan for the estate and compliance with modern regulations.Individual management services are also available to include rent reviews and supervision of individual projects. We further offer consultancy for owner/occupier landlords and appraisal of portfolios and property investments.
Professional Services
Specific professional services are also offered including valuations, negotiations, reviews and advice. Valuations are given under the RICS Red Book (Manual of valuation standards and appraisal) for lending, partnership dissolutions, matrimonial and probate purposes. Advice is tailored to receiving the right type of valuation for the purpose and here we will consider the objectives before advising on the specific valuation required.Our professional work also includes advising in development opportunities and appraising the development costs, working closely as project managers and co-ordinators with different professions. This work leads into considerable planning and development work including working with developer and landowners to maximise the potential of development land they own. This can be achieved through a number of mechanisms and does reflect market conditions and the experience and strategy we provide.
